What Is Oldfield in Okatie SC? A Buyer's Guide to the Private Club Community in Okatie

Oldfield is a private, gated club community on roughly 860 acres along the Okatie River in Okatie, South Carolina, built around a Greg Norman golf course, equestrian and river amenities, and traditional Lowcountry-style homes. Every property owner is a Club member, so ongoing dues and assessments are part of what it costs to live there, not an optional add-on.

What Is Oldfield, and Where Is It Located?

Oldfield sits in Okatie, South Carolina, on SC Highway 170 about four miles north of US 278, roughly a 30-minute drive from Hilton Head Island, Savannah, Beaufort, and the Savannah/Hilton Head International Airport. The community covers about 860 acres along the Okatie River, with homes and cottages built in a traditional Lowcountry style: deep porches, gently rolling land, and views of tidal marsh and old oaks.

Oldfield is private and gated, organized around Oldfield Club. Every property owner is a Club member, and new construction and land use are guided by community covenants and an Architectural Review Committee.

Address: 130 Oldfield Way, Okatie, SC 29909.

What's the History Behind Oldfield?

The land Oldfield sits on has documented history back to 1732, when it was part of a Lord Proprietor's grant to Governor Robert Johnson, near the site of the Indian village of "Oketty." Through the 1700s and 1800s the property changed hands several times, was known for a period as "Wiggs Bluff," and was damaged during both the Revolutionary War and the Civil War.

In the 20th century it operated as a working farm and later a quarter horse farm, the source of the miles of fencing and horse trails that still run through the community today. Crescent Resources, a Duke Energy subsidiary, began developing the modern Oldfield in 1998. TI Oldfield Development took over the remaining homesites and assets in 2010, and Bald Eagle acquired a block of lots in 2013.

What Amenities Does Oldfield Offer?

Oldfield's amenities center on the Club: Magnolia Grill and the Community Clubhouse for dining and gathering, the River Club and Outfitters Center for canoe and river access, an Equestrian Center with stables and trails, and a Sports Club for fitness. A network of leisure trails, canoe docks, and horse trails connects the amenities across the property.

The Sports Club includes a small field typically set up for soccer, and through the gate there's a separate pool area with a covered lap pool, a "fun" pool with a slide, a splash pool, and a playground, giving families with kids a space of their own.

Oldfield Club is partway through a clubhouse, River House, and Sports Club renovation, a roughly $8 million project funded in part by Club reserves and in part by a Member-funded debt service that begins billing in 2027. If amenities and their ongoing cost matter to your decision, ask for the current project status and assessment schedule before you make an offer.

What's the Golf Like at Oldfield?

Oldfield's course was designed by Greg Norman Golf Course Design and plays to 7,133 yards from the back tees. Community Members receive a set number of Community Rounds each year, with separate policies for guests, juniors, and private lessons, plus an optional Equity Golf membership for residents who want unlimited course and practice-area access.

What Real Estate Options Does Oldfield Offer?

Oldfield offers a mix of homesites, cottages, and built homes, including the Rice Mill Cottages and River Cottages neighborhoods, each carrying its own neighborhood assessment on top of standard Club and Community Association dues. New construction goes through Oldfield's Architectural Review Committee, which keeps homes within the community's traditional Lowcountry style.

What Should You Weigh Before Buying in Oldfield?

Oldfield is inland, along the Okatie River and its tidal marsh, rather than on the ocean. Ask about flood zone and elevation for any specific lot or home, since that affects flood insurance. Membership is mandatory, not optional, so the dues and assessments above are a fixed cost of ownership rather than something you can opt out of. The current amenities project adds a real, time-limited assessment starting in 2027, worth factoring into a longer-term ownership budget. And because Oldfield is private and gated with a golf-and-equestrian club culture, it tends to suit buyers looking for a quieter, members-only pace rather than the walkable, resort-style feel of Hilton Head Island itself.

Is Oldfield a Good Fit If You're Relocating to the Lowcountry?

Oldfield tends to fit buyers who want a private, amenity-rich community built around golf, equestrian, and river access, and who don't mind the drive inland to Hilton Head Island, Savannah, or Beaufort for groceries, flights, or a day at the beach. The Sports Club's pool and playground give families with kids a spot of their own, too. If you're relocating from out of state, the on-site lodging and Discover Oldfield Package give you a way to stay in the community and test the commute, the Club, and the pace of life before you commit.
