Tucked along the Colleton and Chechessee Rivers just outside downtown Bluffton, Colleton River Club has long been one of the Lowcountry's most sought after addresses. With two Jack Nicklaus and Pete Dye signature golf courses, miles of waterfront, and a newly expanded wellness campus, it is a community built for people who want both an active lifestyle and genuine quiet. Here is a closer look at what makes Colleton River special, and what to know if you are considering a home there.
A Peninsula Like No Other
Colleton River sits on roughly 1,500 acres of peninsula, bordered by Port Royal Sound and the Colleton and Chechessee Rivers, with about seven miles of water framing the community. Grand live oaks and palmetto trees canopy the property, and the adjacent 1,100 acre Victoria Bluff Nature Preserve adds another layer of protected green space next door.
The community includes home sites ranging from half an acre to five acres, with 684 total home sites and roughly 540 homes either completed or under construction. About 70 percent of residents live there full time, which gives Colleton River a settled, year round feel rather than the quieter off season rhythm of a purely seasonal club.
World Class Golf
Golf is at the heart of Colleton River. The club offers two signature courses, one designed by Jack Nicklaus and one by Pete Dye, each with its own clubhouse and eight teaching professionals between them. The Nicklaus Course is closed on Mondays and the Dye Course on Tuesdays, so there is always a course open to members.
Beyond the two championship courses, the club has invested in a state of the art Golf Learning Center with programs ranging from novice instruction to advanced mentoring, a short game area, and double sided practice ranges. Jason Sutton, a Golf Magazine Top 100 Teacher and Golf Digest Best Teacher in South Carolina, is on staff, and golf professional Eric Schultz was named the 2023 Lowcountry Chapter Golf Professional of the Year. For a lighter round, the Borland Par 3 course offers an Augusta style layout, and dedicated men's and ladies' golf programs keep the social side of the game just as active as the competitive side.
Amenities Beyond the Fairway
Colleton River recently completed a new amenities package worth more than 21 million dollars, anchored by the Sports and Wellness Complex, known to members as The Plex. The 15,000 square foot fitness complex includes two group fitness studios, three physical therapy rooms with a full time physical therapist, two spa treatment rooms for massage and facial services, and an on site nutritionist.
Racquet sports have expanded too, with eight pickleball courts and a pavilion, three bocce courts, and six new Har Tru tennis courts at the renovated Foot Point Tennis Center. The Dye Clubhouse underwent its own renovation, adding a redone dining room and outdoor veranda, an indoor outdoor bar, and a third floor lounge with a rooftop deck overlooking the Dye Course, the marsh, and the Chechessee River.
Dining options span the Palms Cafe for breakfast and lunch, The Sandbar for all day dining on the second floor of the Dye Clubhouse, the Nicklaus Clubhouse for lunch and dinner, and the Rooftop Lounge for beverage service and light bites. A community dock supports kayaking, fishing, and recreational boating through the Maritime Boat Club, and a well designed dog park rounds out the amenities for four legged residents.
A Vibrant Social Life
As the club puts it, Colleton River is more than a club, it is a community. Roughly 50 interest clubs operate within the membership, covering everything from cards, books, and gardening to the Maritime Club, Investment Club, Wine Club, Scotch Society, and Bourbon Society. Activity groups organize fishing, hiking, biking, kayaking, birding, and walking outings, along with Bible study, Bunco, movie nights, theater, and arts and crafts.
The social calendar runs year round with Fourth of July celebrations, Christmas and New Year's events, Thanksgiving and Easter gatherings, pub nights, block parties, happy hours, community dock parties, and themed game nights. Members also support a strong volunteer culture through organizations like the Colleton River Charitable Fund, Play for Pink, a collegiate golf tournament, Habitat for Humanity, and First Tee. Summer camps and kids' programs make the club family friendly as well, and the Colleton Guest Cottage Program gives members and their guests a place to stay on property, with six cottages ranging from a one bedroom lock out unit to an entire four to five bedroom cottage.
Homes and Membership
Homes in Colleton River reflect the same architectural diversity you would expect from a custom build community, with no two houses looking quite alike. The club offers Full Membership, which includes access to every amenity including both golf courses, for annual dues and fees of $30,466, and a limited number of Lifestyle Memberships, which cover everything except the golf courses, at $20,507 per year. The Capital Contribution Fee, essentially the initiation fee, is $125,000. Members are elected to the Board and committees, and the club is not affiliated with an outside management company, which members often point to as a reason for its financial strength and stability.
Location is another part of the draw. Downtown Bluffton is about 15 minutes away, Hilton Head Island about 20 minutes, and Savannah about 35 minutes, with Tanger Outlets just five minutes from the front entrance. Two airports serve the area, Hilton Head Island about 20 minutes away and Savannah Hilton Head International about 40 minutes away, making travel in and out easy for part time and full time residents alike. On the market side, Colleton River has held its value well; recent local data shows a median sales price for the community in the $2 million range, with homes typically taking around four months to sell.
Thinking About Colleton River?
Colleton River Club describes itself as "the most beautiful place in the Lowcountry," and once you have walked the property, it is hard to argue. Between the waterfront setting, two signature golf courses, a brand new wellness complex, and a genuinely active social calendar, it is a community built for people who want to live well, not just live somewhere nice.
