Two homes closed in Colleton River over the last 30 days. If you have been following this Bluffton neighborhood, that number probably caught your eye, because the neighborhood has averaged roughly four closings a month over the past year. So is Colleton River slowing down?
Short answer: it is a pause, not a trend. Two sales is a small sample, and the contracts now in place point to a pickup. Here is what the numbers from the REsides MLS (September 22 to October 22, 2026) actually say.
The Last 30 Days at a Glance
- 2 homes closed
- 16 homes currently active
- 3 homes under contract
- $2.49 million median active list price
Three homes and four homesites are now under contract, so closings should pick up as those deals finish. Buyers also have real choice right now, with 16 homes available and nine of them new to the market in the last month.
Two Sales, Two Very Different Outcomes
The two closings tell the pricing story in miniature.
38 Whitehall Drive (4 bedrooms, 4,263 square feet) listed at $2,295,000 and sold in five days at full asking price.
50 Hawthorne Road (4 bedrooms, 4,406 square feet) listed at $2,074,000, took 145 days, and closed at $1,935,000, or 93.3% of its list price.
Same neighborhood, same month, very different results. The difference was how the price met the market on day one. Combined closed volume was $4.23 million, averaging $488 per square foot.
The Bigger Picture: The Last 12 Months
Zooming out gives us a better read than any single month:
- 47 home sales totaling about $106 million
- $2.0 million median sold price
- 96.4% sold price to list price
- 66 median days on market
- $440 median price per square foot
Here is the heart of this market. Of those 47 sales, 20 (43%) sold within 30 days of listing, while 19 (40%) took 90 days or more. Homes priced right sell quickly. Homes priced ambitiously wait.
Where the Supply Is
Across all of Colleton River, there are about 4.1 months of supply, which is a balanced market. But that average hides a sharp split by price.
Under $2 million, only four homes are available, with about two months of supply. Buyers are competing for very few choices. Above $2 million, there is more inventory than recent demand has absorbed, and several of those homes have passed 150 days on the market. Above $3 million, supply stretches past six months.
What This Means If You Are Thinking of Buying
Under $2 million is where the competition lives. Well priced homes in this range do not wait, so be pre approved and ready to move when the right one appears.
Above $2 million, you have more room to take your time and negotiate. Homes that have lingered are the ones where a thoughtful offer is most likely to be heard. Remember, the average home sold for about 96% of its final list price over the past year. The asking price is a starting point, not a ceiling.
What This Means If You Are Thinking of Selling
The first 30 days matter most. Homes that sold in the first month closed at an average of 98.6% of list price, compared with 94.2% for homes that took 90 days or more.
Overpricing rarely buys you a better result. It usually buys you more days on market, and by day 90 a home has typically lost its newness and its negotiating position. If your home sits at $2 million or above, pricing against the homes buyers can actually compare it to, including the 16 currently available, is the difference between a quick sale and a long wait.
What I Am Watching Next
- Whether the three homes and four homesites under contract close on schedule
- How quickly the nine newest listings attract offers
- Whether sellers above $3 million adjust their pricing as winter approaches
I will report back next month.
